• Is NOT currently performing as "the end buyer" for externally-sourced deals, we only acquire properties we source directly.
(This means if you are a wholesaler, we can JV with you to refer an end buyer from our investor network, but we will not perform as your end buyer.)
• Does NOT provide pricing guidance for wholesalers
• Does NOT help determine assignment fees
• Does NOT evaluate deals that are not under contract
• Does NOT guarantee a response to submissions
Due to the high volume of inquiries we receive, we are not able to review or respond to every deal submitted.
If a deal meets our criteria and fits our current acquisition strategy, someone from our team may reach out.
We only review deals that meet the following minimum standards.
Please do not submit deals that do not meet these criteria.

• Be under a valid purchase contract
• Be located in the Dallas–Fort Worth metroplex and surrounding neighborhoods
• Include the full property address (City, State, TX, Zip Code)
• Include clear access for inspection
• Be priced realistically based on current market conditions
• Estimated After Repair Value (ARV)
• Estimated repair costs
• Photos of the property
• Contract price
• Proposed assignment fee
Incomplete submissions will NOT be reviewed.
Deals that appear to be price discovery attempts or unsecured opportunities will NOT receive a response.
When a deal submission meets our acquisition criteria, Dallas Homes for Cash may explore partnership opportunities with the wholesaler who sourced the opportunity.
In most cases, our role is to help facilitate the closing of the transaction through our investor network.
Depending on the situation, this may include:
1. Joint Venture Partnership (Most Common)
You secure the property under contract, and we partner together to bring a qualified end buyer through our investor network.
2. Direct Purchase (Occasional)
In unique cases, Dallas Homes for Cash may purchase the contract directly if the deal aligns with our current investment criteria.
All opportunities are reviewed on a case-by-case basis, and partnership structures depend on the specifics and quality of the deal.
